A Milwaukee developer is testing the waters for a large apartment community on Waukesha’s west side. Fiduciary Real Estate Development has filed concept plans with the city for roughly 380 apartments near Oakdale Drive and Les Paul Parkway, on land owned by the School District of Waukesha.

What is proposed

BizTimes reported that the plans call for 380 units in 15 apartment buildings on 36.7 acres, with a clubhouse, a pool and 473 parking spaces. A summary of the Sept. 23 Plan Commission meeting described the proposal as 384 units in up to 15 two-story buildings, built in two phases. Final unit counts would be set if and when a formal application is filed.

Where it stands

The Sept. 23 discussion was a conceptual review, not a vote. The commission gave feedback, and residents who attended raised concerns about traffic, safety and the scale of the project, according to the meeting summary.

What happens next

To move forward, the site would need to be rezoned for multifamily use, followed by site plan and architectural review by the Plan Commission and action by the Common Council. Any sale of the land would also involve the school district.

Wisconsin Developments has not yet reviewed the city’s official meeting packet for this item and will update this story with details from city records as the proposal advances.
