122-Home Kind Heritage Estates Subdivision Proposed in Mukwonago

A new single-family neighborhood of 122 homes is moving through the approval process in the Village of Mukwonago. Bielinski Homes, Inc. has proposed Kind Heritage Estates on roughly 81 acres located east and north of W307S9120 County Road EE, according to Plan Commission records.

What is proposed

A village engineering review prepared for the Sept. 8 Plan Commission meeting describes 122 single-family lots built in two to four phases, a density of about 1.5 homes per acre. Lots would average just under 18,000 square feet, and about 17 acres, roughly a fifth of the site, would stay open space, including a wooded area in the northeast corner that the plan leaves undeveloped.

The same review estimates home values of $600,000 to $750,000 and home sizes of roughly 1,600 to 3,000 square feet. The homes would connect to village sewer and water.

Where it stands

The land is currently in the Town of Mukwonago. To build the subdivision as planned, the property needs to be annexed into the village and its future land use designation changed so that 15,000-square-foot lots are allowed, down from the 25,000-square-foot minimum in the existing plan.

The Plan Commission held a public hearing on that comprehensive plan amendment (Ordinance 1048) on Sept. 8 and recommended approval. The Village Board’s Sept. 16 agenda included the amendment and an annexation ordinance (Ordinance 1047). A meeting summary reports the board approved both; official minutes had not been posted as of Oct. 19.

What happens next

The village’s review notes that a preliminary plat, civil engineering and a stormwater management plan still need to be submitted and approved before construction can begin. The layout is designed to connect with the neighboring Chapman Farms and Fairwinds subdivisions.
